I work in real estate. REIT's and developers of this asset type often overestimate the impact of crime and "oversupply" safe suburbs, even though the market forces don't work. This site's trade area has a per capita ratio of ~4,000 residents/grocer. Oakland's ~16,000. Rich ppl don't eat 4x as much.
If this was Oakland, the claim would be that crime and political incompetence drove the stores out of business and ruined the mall.

But it's Danville, a very wealthy suburb with very little crime. So the narrative is vaguely about "deterioration" and "decline."
