Anytime Cuomo's opened his mouth about housing in this campaign, it's been word-salad double talk. (That's true about any topic he's discussed, actually.) It has the virtue, though, that if you know nothing about what he's talking about, you don't realize he knows even less

Landlords constantly frame rent stabilization as a program for the poor that the rich take advantage of. Its real purpose is to protect all tenants from the shock of sudden high rent increases, in the same way homeowners with variable rate mortgages are protected by caps on interest rate increases.

And it's not actually the undermarket rent that makes this place so livable. It's knowing how much our rent will go up in advance. It's being able to sign a two-year lease. It's knowing that we can stay here for as long as we want & won't get drummed out by a surprise $1000/month increase.
