Vacant office buildings in NYC are being converted to housing at an unprecedented pace. Nearly all projects include affordable units.

This didn't happen by accident. It's the result of policy change (City of Yes, State tax incentives etc).

IME, AI has driven the cost of brand-new code way down, but hasn’t been as good at simplifying systems to reduce complexity or remove redundant / dead code. In that context it seems full-system rewrites (while maintaining API compatibility) will become more common for being less costly
If AI became the primary or only maintainer, then maybe the conclusion would be different?

Or maybe AI would copy the human behavior, and simply rewrite large swaths of past code everytime it needs to perform any kind of maintenance?

Railroads are one of the classic examples of a boom-bust investment cycle, and in some ways the US railroad system never really recovered and was then replaced by (state funded) car infrastructure
In fact, there were lots of market bubbles built around these technologies. Add radio in the 1920s.
