Just a reminder that we're already undergoing a pronounced disinflation in the housing components of CPI & PCE. The 3MMA annualized of CPI housing was 3.72%, the lowest since August 2021 & within sight of the 3.3% 2018/19 average. The Zillow SF Rent Index is back to pre-pandemic.

Since the Supreme Court ruling on Sheetz in September there has been speculation on how it would hit impact fees in other cities. I recently received word from one of my clients that they have prevailed against Oakland and had inclusionary impact fees waived.

Woah. Google just filed redacted versions of many of its Summary Judgment exhibits in Texas v Google adtech antitrust case ahead of the March 31 trial. Although this case mirrors DOJ's case awaiting decision, it has even more eye-popping evidence. And an expert suggesting $29B in penalties. /1
