Today, in Utah, homeowners *or renters* can simply buy a solar panel at Costco, take it home, and plug it in to a wall socket, like an appliance. It just sits there & trims about 15-20% off a residential power bill. If you move to another apt., you can take it with you.

Okay, now imagine that it's not only a pipeline spill, but it's an earthquake destroying the pipeline, AND the storage facilities, AND the transfer capabilities for 90% of Oregon's transportation fuel. That's the concentrated risk at the CEI hub.

The lesson: mandatory inclusionary zoning really has to be funded for it to work.
From 2017 - 2024, #PortlandOR’s inclusionary zoning program wasn’t working.

“The city had ordered that at least 10% of new apartments be affordable,” writes @andersem.bsky.social, “but it turned out that 10% of a small number was also a small number.”

Your lifetime of FPDR retirement pay is set by looking back at the last "year" of employment pay. But some 12-month "years" have an extra payday. If you retire at the end of a (rare) 27-payday "year" you will automatically make more in retirement than retiring at the end of a (normal) 26-payday year
