In city after city, police are the single biggest budget item.

And I don’t mean like 2% when everything else is 1%. I mean like 40%.

Police take priority over drug treatment, psych care, housing, etc etc etc.

And now we are here.

One comparison point I haven't seen people mention re: the Thunder and the Warriors is the volume of goatees. SGA, J-Dub, Dort, and Wallace all have goatees just like Steph, Klay, and Draymond did when they started their run. This has gone extremely overlooked.

Literally everyone with money on the line understands that building more homes lowers the price of existing homes because the price of housing is set by supply and demand.
When I signed the lease for my Sacramento apartment, I told agent what I did for a living. He said, "Hey, don't legalize too many apartments, I'm already having to give out two months free to fill up this one." He had a more sophisticated understanding of housing than many people in the Capitol.
okay sure so it worked in Denver

and in Austin

and it worked for downtown Oakland and for Sacramento

and yes, it’s worked for decades in Tokyo

but how can we be *sure* that building a lot more homes will make California a more affordable place to live??

So-called “inclusionary zoning” is bad policy and we should stop doing it.
Tying affordable housing funding and mandates specifically to new market-rate development is saying, in effect, we are going to tax the renters in these new buildings in order to pay for housing subsidies for, in many cases, slightly poorer or simply luckier (won a housing lottery) renters.

The price of housing is set by supply and demand.

If your city added 50,000 net new jobs last year but only built 10,000 new homes, rent is going up because demand outpaced supply.

However, it’s going up LESS than if the new homes hadn’t been built.

Many people struggle with this counterfactual!

The purpose of American zoning is to make housing more expensive.

It does that by outlawing inexpensive homes like apartments on the overwhelming majority of residential land, which is reserved exclusively for the most expensive kind of housing: detached single family homes.
If city council/planners actually planned for affordability, they’d ban mansions, not apartments. They’d have lot size maximums, not lot size minimums. They’d have higher fees per sq ft of mansion, not apartments. They’d charge the rich in mansions more, not everyone else in apartments.

The purpose of a system is what it does. Zoning exists primarily to make housing more expensive.
What land use controls do is reserve 80% of residential land for low density housing for the top income earners. They force all multifamily housing into the scraps of land that’s left, often only on polluted arterials (like the apartment I live in.)
