October was another big month for residential building permits in Fredericton, with a total of 214 homes permitted. This brings the year to date total to 1379 – a 154% increase over last year's number of 543.

Positive on the surface but it doesn't sound like this co-op is managed sustainably. Rents need to be set so that ongoing maintenance and repair costs are covered.

I'm not a fan of the property tax assessment freeze that the province enacted for 2026. It means a further spread between assessment values and actual market values, and puts municipalities in a tough position where they need to shoulder the blame for any rate increases to offset the freeze.

Through the end of September the city of Fredericton has issued building permits for 1165 homes – 24% higher than the full-year record of 938 set in 2022, with three months left in the year. One of the latest is for an 8-storey, 85 unit apartment building on Queen Street.

Fredericton is killing it when it comes to building housing this year: 682 new homes permitted in the first six months of the year, versus 613 in ALL of 2024. A lot of non profit and co-op projects are in the pipeline as well.

This place sold for $4.15M.
I think this might be the nicest house in New Brunswick. Just outside St. Andrews on the St. Croix estuary, the four bedroom main house and two guest houses sit on 33 acres with a kilometre long driveway. Yours for just $4.5M.

Finally some good news.
In 2026, cars will need fewer screens and more buttons to earn 5-star safety rating in Europe. New testing rules will be introduced that require vehicles to have physical controls to earn the highest safety score.
