NJ Senate Bill S3097, which is still in committee, would bar institutional investors from bidding on a single-family home for the first 45 days it's on the market. Seems like it would be vulnerable in the courts. www.njleg.state.nj.us/bill-search/...

How do you not have the object permanence to understand that Delgado has been courting the left for five minutes, and has a long record as a moderate?

I want to go over the record to see what and wasn't said about taxes and covid funds five years ago. Lavarro and Rob Jr. decided not to run for mayor, and Spears ran an awful campaign. It was embarrassing how little he knew about policy, so he wasn't going to bring it up.

I called her a NIMBY the first few years - but she has legitimately changed, or at least become comfortable enough to act like you would expect an urban planner to.
It has been a rough few of years for Los Angeles, but Nithya Raman has been clear-eyed and solutions-oriented about the city's problems. Combine that with an understanding of government needed to effectuate change and I think she is an extremely strong candidate.

People are pretty mad right now (for very good reason!), although the main lesson from last night is left or right, in a clown car primary without RCV, your focus has to be to be the first one to 30%. Didn't we learn that in 2016?

It'd be kind of funny if United Democracy Project ran ads against Brad Lander saying Goldman has the J Street endorsement, is 100% anti-DT/ICE, and Lander actually has a weird, mixed record on a lot of things if you dig into it.

New property tax data dropped.

If you sort by Total Rate, the most heavily taxed towns are on the wealthier-to-middle-class end: Union Twp, Scotch Plains, East Brunswick, Woodbridge, Kearny.

If you sort by Total _Equalized_ Rate, the most-taxed are poor.

Well it's not a total blackmail map like the SEPTA one where they threatened to drown the entire system.
Phase 2, which could start in July 2027 is even worse:

70% reduction in train hours
25% reduction in system miles
Stop service on most system segments opened after 1976

This means no service beyond Concord, Bay Fair, end of Blue Line, and stations beyond Daly City closed except SFO.

We wouldn't blink at all if, say, Kreibach got 30% or so against Gottheimer, but even still it's just crazy that a progressive won a NJ-11 primary knowing the district.

My job is deep in the suburbs, and I commute through NJ-11. I actually saw a lot of Strickland sign todays. Him and Beecher both did well enough to potentially spoil Malinowski in Morris.
February 6, 2026 at 3:39 AM
In retrospect, Malinowski had the misfortune of announcing for NJ-11 a few weeks before NJ-12 opened up. It would be much harder to call him a carpet bagger there.
