how you'll get some $1k units. I don't know if that's what he means, but it's unnerving if that's his thinking. Housing abundance is possible if we take action to lower rents. The main cause of unaffordability is zoning, even here; we should not roll over and surrender to it.

A third possibility is Solomon is a fatalist, and assumes there's nothing that can be done to keep down market rate rents, and this is a NYC-style surrender to that. Cross subsidy without givebacks can "work" because mean market rate rents will inevitably cross $5k, and that's

subsidies, and just less is built. There will be far higher mean rents, but maybe there are some ways that $1k units will appear. The best-case scenario is Solomon said that 20% projects are working now - that's JSQ, but those required giving developers more density.

McGreevey tries to characterize this as requiring a $3 billion subsidy - I don't think that's true, but if you expect the plan to be enacted literally as currently proposed, it could go a few ways, some troubling. The more likely scenario is most projects don't get

There were pretty big flubs on both sides - McGreevey has been getting basic details on stormwater management wrong for months (e.g., this is from June), while Solomon did here about Bayfront. I want to talk about the core of the debate though, which is Solomon's AFH plan.

There are lots of generic politicians who will do what donors want, probably better from their perspective to go with that, then with the person who goes too far to cover their tracks.
