I bet State Rep Voss has voted for every MAGA bill in front of him that placed unfunded mandates on St. Louis City and Kansas City and said fuck you to urban areas on local control.

This breaks my heart. We were just there last month at Minnesota's McFarland Lake area and were never quite sure if we were on State or Federal land. Very remote, a half hour drive on a dirt road. Nature at its most stunningly beautiful and undisturbed.

oof... it appears that Cupples Warehouse (now Stadium Lofts), 1818 Washington, 1901 Washington (Tudor Building) and Paul Brown Lofts, all downtown, have recently ended or are in the process of ending their affordable housing obligations with early LIHTC exits. Several hundred units in all.
LIHTC expirations and early exits already have been a factor in STL City's loss of affordable housing. It's only going to get worse unless we have a robust, actionable plan. This includes alternatives/supplements to LIHTC for production of affordable housing directly serving lower-income residents.
Since the LIHTC program was created in 1986, the number of LIHTC units has risen every year as the program has become the major generator of affordable housing in the US.

Because of affordability expiration, however, the number of LIHTC units is expected to begin falling over the next decade.

Below 40°: wood frame covered in plastic

40° and above: fresh air

Checked this morning and they look good.

Heats up under there. We do use diatomaceous earth for bugs in winter.
