It still blows my mind that in the year 2025 wood smoke is equal to or greater than cars in terms of dangerous pollution, this is true not just in France but also California, according to this BAAQMD white paper.

This weekend I got around to reading Healy's history of the BART system. Now that SB63 passed and the regional funding measure is before us, it's motivating to read about the past critical moments when Bay Area transit *almost didn't happen*
Upzoning plus the large lots of uptown Oakland worked amazingly. Highlights both the promise of zoning reform from efforts like SB79, and also the need to make apartment construction on smaller lots easier (single stair reform) if we want to replicate this success.
Every so often I look up the rents for the Nook on Valdez, a micro-unit project in downtown Oakland built about 10 years ago. They are currently renting units affordable to people at 45% of AMI. This is a market-rate project that pays property taxes.
