Greater Toronto got its Greenbelt in 2005. It took 20 years for the City of Toronto to partially legalize sixplexes.
I think, if you want a greenbelt, you need to legalize substantial density *first*.
Not just sixplexes. Single-stair mid-rises everywhere (high-rises around all subway stations).

It won't surprise you to learn that I think the biggest inequality in our society is caused by zoning within our cities and that I think is being ignored by many contemporary centre left politicians and think tanks.

re: tariff inflation discourse, it's worth mentioning again that if tariffs *don't* raise prices, then there's no way they "incentivize" domestic production
The mechanism by which they're supposed to re-shore industry is by increasing prices for imported goods and reducing trade

Over the last 3 yrs we’ve been updating zoning to allow more types of new housing. But our work doesn’t end there. Next week we’ll present a report on an initiative to look at things like loading, waste collection & amenity space that impact cost+design to get missing middle & midrise housing built.

One thing that's been bugging me a lot lately is the city offloading its responsibilities onto development, effectively doing policy by passing cost onto new housing rather than active management. Here's the latest example: the city will control rats... by making developers do it.

We really should allow different shapes of towers in Toronto. Skinny rectangle is neat, but what about wide rectangle! I think wide rectangle is worth it for cheaper housing.

I went to this meeting and was very confused about why there were boards with Trump's face and claims of disproportionate scale. Turns out the local RA set up their own displays in the room. Still not enough deference to them though, according to some.

This entitlement is pretty funny. The federal money is for housing. If council votes to limit expanding housing options, they don’t deserve the money. This is like the video of the kid saying he’ll punch Santa if he’s in the Naughty List.
