RiverSky condo at the New Westminster Quay... Seller has been trying to sell since Sept and has reduced the price further to $445K after failing to sell at $514,900 then $479,900.

Seller bought the unit in May of 2022 for $630K. If they get their price, they'd realize a loss of over $200K!

This Langley court-ordered sale 2 BR condo was built in 2024 and the buyer paid $713,895 (after GST - $679,900 before tax).

It's been listed since November 2024 and is now priced at $534,900.

Re-listed for $699,900 in June 2025..
No takers, re-listed for $669,900 earlier this month..
I guess not enough interest, so re-listed again for $599,900

Yep. And the more you look at that guilty-as-hell post he made about the Epstein files, the more you have to think he knows something about his relationship with Epstein is about to drop. Like he’s been called for comment about something. Pure panic.

I sent off a yellow flare on the housing market in a post a couple of weeks ago, but I now think a red flare is more appropriate. Home sales, homebuilding, and even house prices are set to slump unless mortgage rates decline materially from their current near 7% soon. That, however, seems unlikely.

Bloomberg is reporting that Trump plans to *keep* the USMCA exemption in place, even on this new 35%. So that dampens the effect substantially. Alert just sent:

Trump just posted a letter to Truth Social saying he’s imposing a 35% tariff on goods coming from Canada and if Canada retaliates the number will go up.

Starting August 1, of course, leaving plenty of time for tacos.
THE WHITE HOUSE WASHINGTON July 10, 2025 The Right Honorable Mark Carney, PC, MP Prime Minister of Canada Ottawa Dear Mr. Prime Minister: It is a Great Honor for me to send you this letter in that it demonstrates the strength and commitment of our Trading Relationship, and the fact that the United States of America has agreed to continue working with Canada, despite Canada having financially retaliated against the United States. As you will recall, the United States imposed Tariffs on Canada to deal with our Nation's Fentanyl crisis, which is caused, in part, by Canada's failure to stop the drugs from pouring into our Country. Instead of working with the United States, Canada retaliated with its own Tariffs. Starting August 1, 2025, we will charge Canada a Tariff of 35% on Canadian products sent into the United States, separate from all Sectoral Tariffs. Goods transshipped to evade this higher Tariff will be subject to that higher Tariff. As you are aware, there will be no Tariff if Canada, or companies within your Country, decide to build or manufacture product within the United States and, in fact, we will do everything possible to get approvals quickly, professionally, and routinely — In other words, in a matter of weeks. If for any reason you decide to raise your Tariffs, then, whatever the number you choose to raise them by, will be added onto the 35% that we charge. Also, I must mention that the flow of Fentanyl is hardly the only challenge we have with Canada, which has many Tariff, and Non-Tariff, Policies and Trade Barriers, which cause unsustainable Trade Deficits against the United States. Canada charges extraordinary Tariffs to our Dairy Farmers — up to 400% — and that is even assuming our Dairy Farmers even have access to sell their products to the people of Canada. The Trade Deficit is a major threat to our Economy and, indeed, our National Security! Canada works with me to stop the flow of Fentanyl, we will, perhaps, consider an adjustment to this letter. These Tariffs may be modified, upward or downward, depending on our relationship with your Country. You will never be disappointed with The United States of America. Thank you for your attention to this matter! With best wishes, 1 am, Sincerely, Andee
