RiverSky condo at the New Westminster Quay... Seller has been trying to sell since Sept and has reduced the price further to $445K after failing to sell at $514,900 then $479,900.

Seller bought the unit in May of 2022 for $630K. If they get their price, they'd realize a loss of over $200K!

On a sidenote, this condo was purchased in 2021 for $594,900 +GST ($624,645 incl GST).

It's assessed at $637K.

It's already been listed for a year... First at $644K in Nov 2024 then again for $549,900 in Aug 2025.

"The unit is in need of some updates" (it's 5 years old)

Now listed at $599K 😬

This downtown condo, on the North end of the Burrard bridge is re-listed once again this summer.

Seller bought it for $735K in Aug 2021.
Re-listed for $699,900 in June 2025..
No takers, re-listed for $669,900 earlier this month..
I guess not enough interest, so re-listed again for $599,900

I haven't seen a freehold condo in Vancouver (outside the DTES) sell below $400K in a long time. Seller accepted an offer $54K below asking (-12.6%) to offload this Mount Pleasant loft unit.

With 20% down, you are looking at a mortgage of $520K with monthly payments at $2,918.67. Maybe you can get that rate down, but you'll still need to factor in about $500/mo in strata fees and property taxes.

So with 20% down, best case scenario is you're underwater $1,000/mo.

Make it math...

ie. a 900 sqft 2 bedroom condo at $720psf, you are looking at $648K. Let's round up to $650K since we're likely adding PTT + other costs.

According to Zillow, the avg 2 BR condo in Surrey rents for $2,191, but let's be REALLY generous and round up to $2,500 because it's new.
