I paid over 4k a month for an apartment here in Portland that wouldn’t have met these requirements for affordable housing in North Carolina. It’s wild to see some of this.
🧵 We're currently building a mixed income building in Charlotte where 30% of units are financed by LIHTC.

I'm starting a running list of requirements in the LIHTC units that are superior to conventional market rate apartments and thus drive up cost: 1/

Vienna has done some interesting things with housing, but it’s not possible to simply copy what they’ve done and make it work in America.

I talked to 15 teachers/professors about how AI and ChatGPT is ruining their lives:

AI, ChatGPT, and LLMs "have absolutely blown up what I try to accomplish with my teaching."

I had not considered it this way but it does really make sense.
Trying to get the nuance right, but this is a big part of why most people think ChatGPT is impressive. It is better at reading and much, much better at writing than the average person.
As of 2020, 54% of U.S. adults aged 16–74 read below a sixth-grade level—about 130 million people with limited literacy, impacting jobs, health, and the economy. This finding comes from a Gallup report commissioned by the Barbara Bush Foundation and cited by Forbes.

Jeffrey Goldberg thinking he was being pranked and then realizing he was actually just in the war plans group chat is such a good microcosm of how it feels to be alive right now, everything seems fake until you realize it’s actually real and incredibly stupid

I think any sloganeering that requires people to read theory in order to understand the point you’re trying to make - and, if you don’t read the theory, makes you seem completely insane - is bad sloganeering.

I feel a deep sadness living in a world where “murder is bad, you shouldn’t murder people” is considered a hot take. How quickly people who claim to value morality abandon it for a vengeance sugar-high!

The funniest thing about cyclists is that, on every post where they claim they’re not constantly running red lights and breaking traffic rules, there are dozens of comments from people explaining why they run red lights and break traffic rules.

(I don’t own a car, I do not have car brain, thanks.)
every commenter on the internet who complains about bike lanes once saw a cyclist pedal through a red light and now uses it as justification for why they should be allowed to run over anyone else on the road

Was discussing rent control with a guy on Reddit and he (unprompted by me) brought up San Francisco as a place that has strong rent control and still develops lots of housing.

In what reality do these people live? Because it is not the one in which I live.

I think the nicest thing about BlueSky isn’t even the people, it’s the lack of ads every 4 tweets. Runner-up: lack of obvious spam reply accounts trying to earn revshare on every large poster’s tweets.
