We examine the spatial patterns and eviction rates of single-family landlords in the Twin Cities. We find Private Equity firms and REITs each have their own distinct geographies and evict tenants at higher rates than smaller landlords. 1/

👉 Our new paper uses daily mobility data to show that spatial isolation is much more common today among those living in advantaged neighborhoods than the converse.

Tax base fragmentation matters. Local governance in the US is highly fragmented: property tax revenues are collected—and critical services are provided—by ~90k independent jurisdictions, and centralized (redistributive) fiscal transfers are much lower than in other federal systems. See:

I still run into this in the housing world with my work, a lot more often than you might think!
significant chunks of the profession are still visible in their disdain and displeasure in that he made (re)distributive effects a major component in a lot of contemporary policy analysis lol. the years of outright denialism and attempts to slander him was pretty surreal.
You can think whatever you want of Thomas Piketty but it is objectively very funny how before he came along inequality was a subject of debate only for tweedy old economists wearing bowties

This is very important. The intrusion of AI slop into higher education is not mainly coming from below, from the students. It's coming from the top.
What I've been noticing lately in convos with students is that they *despise* the AI-slopification of everything as much or even more than I do. And yet our universities & their admin seem to believe that students for some reason want it integrated into everything. THEY DON'T.
