the SN Water Supply Zone, a *350 square mile* area (and already home to 250k ppl) has Natural England effectively blocking all new developments as they're *not* sure it *won't* (but likely won't) have an impact on micro sewer-snails. good to see 21k families will finally have a place to call home.

want to emphasise mixed-tenure isn't just for-sale and AH, but also includes Build to Rent. by not cannibalising the market sale absorption rate through BtR bulk sales, you do actually get faster buildout through nigh-on mandating quicker sales & returns to move to the next development, actually!

Good thread. I’d add: Labour thinks they ARE giving its target voters loads of reasons to vote for it, whether it is renters’ rights, leasehold reform, the employment rights bill. But in the main these are things that people just “bank” and don’t reward incumbents for.
The Labour leadership has lost sight of the difference between 'positive reasons' to vote *for* a party and 'negative reasons' *not* to vote for it

Labour is working overtime to avoid giving its target voters reasons not to vote for it - but isn't giving people a reason to vote for it

a regular bugbear of mine - when something goes over budget on costs by 50% it's the end of the world, but you can underestimate the benefits massively and people treat it like a success story. Crossrail was arguably built 20 years too late because of these errors
