Imagine the 50-yr is priced at 7% and the 30-yr is 6% w/ a small rate buydown paid by the seller.

The monthly payment is cheaper AND you pay ~$600k less in interest (on a $400k loan).

- 30-yr fixed at 6% is $2,398.20/mo.
- 50-yr fixed at 7% is $2,406.75/mo.

Trump just continually shooting our country in the face. This unwarranted (and likely illegal) destruction of Goddard is madness. It jeopardizes the next several decades of space exploration.

As I regularly note, "AI" at this point is an umbrella marketing term for a bunch or generative/machine learning/other formerly differently-termed processes that (of course) have no actual intelligence behind them. It means nothing useful for how the underlying computing proceeds. Thus the quotes.
I love how you used quotation marks around "AI." If you've been doing that all along, I'm kicking myself for not noticing. It's a misleading or just lying marketing term and we shouldn't accept and repeat it without pushback. Generative LLMs are not AI.

I thought I'd seen it all in SEO, but right now I'm looking at a real estate agent's blog post that ends with an H2 "Keywords for Buyers and Sellers" and then has 6-8 phrases separated by commas.

Folks, this is not what we mean by "use keywords in your articles." 😅
