Nah, he just wants to make zoning easier. And as a result it can be calculated that these zoning changes can lead to max 2m homes.

In a good news story, Plan Change 99 passed!

This plan change *upzones* the site of the proposed “bedroom commuter” apartments in Beach Haven, to enable three storey development and provide a new pathway forward for ~81(!!!) new homes close to frequent buses + local amenities🔥

Unfortunately this is not understood by many within the planning sector in NZ
1/ 🏗️ Does planning impact housing costs?
Absolutely. Despite claims to the contrary, planning directly affects:
❌ Access to project finance
❌ Profitability
❌ Material costs
In the development cycle, everything is connected. 🧵

142 new homes and 4 retail spaces nearing completion. This is the start of Auckland’s newest neighbourhood which will eventually have over 5000 homes!

Cool to see this small mixed use development proceeding on the corner of Marsden Ave and Dominion Road. It replaces derelict (now demolished) commercial buildings with two new shops and three new homes.

Christchurch developer Brooksfield, known for building terraced housing in "character style", has launched their first development in Auckland in Point Chevalier.

4 new homes, replacing 1, priced from $1.25m. 2-3 bedrooms and 97-120m2 in size. All with a garage.

More homes and shops, close to schools, parks and public transport. How good???
24 new homes are planned for Lake Road in Belmont, replacing 4 older properties that were a mix of commercial and residential. The Lake Road units are designed with a ground floor commercial space.

Expected completion Q3 2025

Progress update on 100 Morrin Road which will see 143 new homes delivered.

The first homes are nearing completion, as are most of the internal streets.

The site has been cleared for the new public park at the eastern end of the site with landscaping to come 🌳 🌱

Some advice I'd give on parking policy, drawing on NZ's experience: The main argument for removing MPRs relates to *land use* (e.g. housing affordability) not *transport* (e.g. congestion or public transit).

Once you realize this, then you realize that we can & should remove MPRs *everywhere*.

CMP Construction has announced they have started work on these 7 terrace houses in Grafton, which were originally first marketed back in 2021.

The development makes decent use of a skinny leftover site in a good location.
