So we had a project lead that was generated through a chatgpt search.

This is good for us as a one off, but I'm wondering when the various AI services will start charging for increased visibility / placement.

Seems inevitable.
We pay for google search ads, but not yet for AI.

Upzoning:
2004 - Full basements
2009 - Add LWHs
2012 - Larger LWHs
2018 - Duplex (no change)
2023 - Multiplex and/or larger LWHs

Monstrosities? For two years I reviewed every new single family application over 5000 square feet, a number over 10,000sqft, one over 34,000 square feet for a family of 4. I never saw an article calling any of those buildings "monstrosities". It is a wild world.

My Persian staff have been going through the wringer, trying to hear from family members in Iran. There's plenty of bad stuff happening in north america and around the world, but this is also pretty terrible.

Crunching more numbers for a "Baugruppe".

Assuming 12 partners buy this $2.5m lot on the west side and co-develop a 12 plex, then they could have a 920sf 2br and den for ~800k (but not a simple or straightforward process!).

A more conventional developer could could sell at ~$970psf or $900k.
