Doing a bike parkade vs car parkade allows for the retention of permeable area such that the green space and storm water discharge is not that different from a house + garage.

Continuing to see how single-stair housing types might start to land in different Vancouver zones. In R3, a 66x100 lot allows 2.2 FSR.

We could a floor plate that allows a range of units size from micro studios to family size 3br.

A bike parkade with dedicated bike/storage spaces.

Who needs a functioning city, zoning updates for new types of housing, timely building permits, or leading climate policy. You know, actions that could drive the economy and help us create more local jobs.

Instead the Sim tax break could buy our office one of these.

Where possible we like to use the round downspouts (with standoffs vs straps) and half-round gutters.

They cost a bit more than the ‘home depot’ corbeled/rectangular gutter and downspout, but usually feel worth it to finish up the home.

The goal was to have the rainway run from Kingsway through to a constructed wetland on the great northern way campus (but unfortunately the campus opted for a symbolic pattern on the pavers and a couple rain gardens instead).

Hopefully we can see phase 2 built up to Kingsway.
