Adelante Capital Management Real Estate (REITs) As of 3Q 2016 Glossary Alpha -Alpha measures the difference between a portfolio's actual returns and its expected performance, given its level of risk as measured by beta. A positive Alpha figure indicates the portfolio has performed better than its beta would predict. In contrast, a negative Alpha indicates the portfolio has underperformed, given the expectations established by beta.Alpha is calculated by taking the excess average monthly return of the investment over the risk free rate and subtracting beta times the excess average monthly return of the benchmark over the risk free rate. Beta - Beta measures the sensitivity of the fund's excess return (total return minus the risk-free return) with respect to the benchmark's excess return that results from their systematic comovement. It is the ratio of what the excess return of the fund would be to the excess return of the benchmark if there were no fund-specific sources of return. If beta is greater than one, movements in value of the fund that are associated with movements in the value of the benchmark tend to be amplified. If beta is one, they tend to be the same. and if beta is less than one, they tend to be dampened. If such movements tend to be in opposite directions, beta is negative. Beta is measured as the slope of the regression of the excess return on the fund as the dependent variable and the excess return on the benchmark as the independent variable. The beta of the market is 1.00 by definition. Morningstar calculates beta by comparing a portfolio's excess return over T-bills to the benchmark's excess return over so a beta of 1.10 shows that the portfolio has performed 10% better than its benchmark in up markets and 10% worse in down markets. assuming all other factors remain constant. Conversely, a beta of 0.85 indicates that the portfolio's excess return is expected to perform 15% worse than the benchmark's excess retum during up markets and 15% better during down markets. Excess Return - This is a measure of an investments return in excess of a benchmark. R2 - R-Squred reflects the percentage of a portfolio's movements that can be explained by movements in its benchmark Std Dev - Standard Deviation is a statistical measurement of dispersion about an average, which, for a mutual fund, depicts how widely the returns vaned over a certain period of time. Investors use the standard deviation of historical performance to try to predict the range of returns that are most likely for a given fund. When a fund has a high standard deviation, the predicted range of performance is wide, implying greater volatility. Standard deviation is most appropriate for measuring risk if it is for a fund that is an investors only holding. The figure can not be combined for more than one fund because the standard deviation for a portfolio of multiple funds is a function of not only the individual standard deviations, but also of the degree of correlation among the funds' returns. Morningstar computes standard deviation using the trailing monthly total returns for the appropriate time period. All of the monthly standard deviations are then annualized. Sharpe Ratio - A risk-adjusted return measure that measures excess return relative to a risk-free rate of return. It is calculated by dividing the manager's excess return (relative to cash or Treasury Bills) by its Standard Deviation. which measures the volatility of returns. or risk. Therefore. the Sharpe Ratio is a measure of return per unit of total risk. Sortino Ratio - Similar to the Sharpe Ratio, the Sortino Ratio is a risk-adjusted return measure that measures excess return relative to a risk-free rate of return, but is only concerned with downside risk. It is calculated by dividing the manager's excess return (relative to cash or Treasury Bills) by its Downside Deviation. In other words, it measures the return per unit of downside risk. Information Ratio - Measures the risk-adjusted excess return relative to a benchmark. It is calculated by dividing the managers excess return (relative to the benchmark) by its tracking error. By utilizing Tracking Error instead of Standard Deviation in the calculation, IR effectively eliminates market nsk and isolates only the risk taken from active management. In other words, IR shows how a manager performed per unit of active risk taken. Therefore, IR can be viewed as a measure of efficiency or skill, as managers with higher IR's are more efficient (skillful) in producing excess returns per unit of risk taken. EFTA01386871 | EFTA01386871 RIN II •094 Alpha Group Capital LLC Certain Risk Factors An investment in the Preferred Shares involves a substantial degree of risk and should be considered only by a prospective investor whose financial resources are sufficient to enable it to assume such risk (and the possible loss of some or all of its investment) and who has no immediate need for liquidity in its investment. Each prospective investor should carefully evaluate the following risk factors associated with an investment in the Preferred Shares and should make its own assessment of the risks and rewards of an investment in the Preferred Shares. Capitalized terms used but not defined in this Section 12 have the meanings specified in Section 11, "Summary of Principal Terms," or in the Appendix "Glossary". GENERAL RISKS Risks of General Economic Conditions The ability of the Issuer to make payments on a Facility and distributions on the Preferred Shares may depend on the financial condition of the economy. The business, financial condition or results of operations of the Obligors on the Collateral Obligations, and in turn the market value and future performance of any Collateral Obligation acquired by the Issuer may be adversely affected by current and future economic conditions. Delinquencies, non-accruals and credit losses generally increase during economic slowdowns or recessions. To the extent that economic and business conditions deteriorate, nonperforming assets are likely to increase, and the value and collectability of the Issuer's assets is likely to decrease. A decrease in market value of the Collateral Obligations also would adversely affect the Sale Proceeds that could be obtained upon the sale of the Collateral Obligations and could ultimately affect the ability of the Issuer to pay in full or redeem a Facility, as well as the ability of the Issuer to make any distributions in respect of the Preferred Shares. Certain of the Collateral Obligations may be issued by Obligors located in the European Union (the "EU") or otherwise affected by the strength or weakness of the euro. My volatility in the European financial markets or the existence of concerns about rising government debt levels, credit rating downgrades, and possible default on or restructuring of government debt may cause bond yield spreads (the cost of borrowing debt in the capital markets) and credit default spreads (the cost of purchasing credit protection) to increase in relation to certain euro zone countries. It is possible that countries that have adopted the euro could abandon the euro and return to a national currency or that the euro will cease to exist as a single currency in its current form. The effects on a country of abandonment of the euro or a country's forced expulsion from the EU are impossible to predict, but are likely to be negative. The exit of any country out of the EU or the abandonment by any country of the euro would likely have a destabilizing effect on all eurozone countries and their economies and a negative effect on the global economy as a whole. Although all the Collateral Obligations must be U.S. dollar-denominated, the effect of such potential events on the Obligors, Collateral Obligations, the Issuer or on the Preferred Shares is impossible to predict. Referendum on the United Kingdom's EUmembership The United Kingdom has initiated its official withdrawal from the EU. The United Kingdom's decision to leave the EU has caused, and is anticipated to continue to cause, significant uncertainties and instability in the financial markets, which may affect the risk profile of the Issuer. These uncertainties could have a material adverse effect on the Issuer's and Obligors' business, financial condition, results of operations and prospects. My impact on Obligors could impair their ability to make payments due under the Collateral Obligations, which would affect the Issuer's ability to make payments on a Facility and distributions on the Preferred Shares. In addition, it is unclear at this stage what the consequences of the United Kingdom's departure from the EU will ultimately be for the Issuer or any other Transaction Party. i don't find the layout of the book intuitive at all, but the glossary index at the start makes it a non-issue for me

For example, if a fund has on alpha of 2.0. and the market return was 0% fa a given month, then the fund would, on average, return 2% for the month. Beta - Beta describes the sensitivity of an instrument or podia* to broad market movements. The stock market (represented by an index such as the S&P 500 or FTSE) is assigned a beta of 1.0. By comparison, a portfolio (a instrument) which has a beta of 0.5 will tend to participate in broad market moves, but only half as much as the market overall. A portfolio (or instrument) with a beta of 2.0 will tend to benefit or suffer from broad market moves twice as much a the market overall. Annualized Alpha Generation - measurement of average annualized out performance over the benchmark shown. Compounded Monthly Return - The compounded monthly return is the return that it compounded over the life of the fund would lead to the total return of the fund. For example. ;f a fund has 10 months of return equaling 100%as a total compounded return, the compounded monthly return would be 7.18%. Compounded Annual Return - The compounded annual return is simply the compounded monthly return compounded 12 times for the 12 months. Delta and Delta Adjusted Exposure - Delta Definition: Measure of the sensitivity between an option price and the underlying stock price at the beginning or at the end of the lime period. ( Option Price/ Underlying Price). Delta Adjusted Exposure Defirition: Market value at the beginning or at the end of the time period times Delta. Gross Exposure - Gross exposure equals long exposure plus the absolute value of short exposure. For example, for 100 USD of capital, if a fund is 150 USD long and 50 USD short, it means that gross exposure is 150 + 50 = 200 USD or 200%. Net exposure is long exposure less short exposure and in our example above would be 100 - 50 = 50 USD or 50%. liquidly Bucket - For a security, the number of shores of the security in the portfolio c*vided by the mecian doily composite tracing volume (in shores) of the security for the last 21 trading days; For a long or short portfolio, the weighted-average liquidity of the securities in the portfolio, where the weight for a given security equals the market value of the security (in the portfolio) divided by the total market value of the portfolio. In the Exposure Details tab, the Delta Adjusted Quantity = Delta Adjusted Exposure / Stock Price is used for number of shares. Market Capitalization or Market Value - Number of shores of the security multiplied by its price. Futures and equity swaps are assigned a market value of zero. Net Exposure - The exposure level of the fund to the market at the present time. It is calculated by subtracting the short percentage from the long percentage. For example. if a fund is 100% long and 25% short then the net exposure is 75%. Downside Deviation or Downside Volatility - Similar to the loss standard deviation except the downside deviation considers only returns that fall below a defined Minimum Acceptable Return (MAR) rather then the arithmetic mean. For example, It the MAR is assumed to be 10%, the downside deviation would measure the variation of each period that falls below 10%. (The loss standard deviation, on the other hand. would take only losing periods, calculate on overage return lot the losing periods, and then measure the variation between each losing return and the losing return average). Alkeon uses 3.47% for MAR. Sortino Ratio - The Sortino Ratio is similar to the Shape Ratio. except that instead of using standard deviation as the denominator, it uses Downside Deviation. The Sortino Ratio was developed to differentiate between "good" and "bad" volatility in the Shape Ratio. If a fund is volatile to the upside [which is generally a good thing) its Sharpe ratio would stgl be low. To quote the Sortino web site: "A comparable downside risk ratio that has come to be called the Sortino ratio has for the numerator the difference between the return on the portfolio and the MAR. The denominator for the Shape ratio is standard deviation, and for the Sortino ratio it is downside deviation: Sharpe Ratio or Annualized Sharpe Ratio - Here are two ways of stating the same thing: • The average monthly return minus the monthly risk free rate (we use 0.41%) divided by the Standard Deviation. We take that number and multiply it by the square root of 12 to amvalize it. • ((Average Monthly Return - Risk Free Rate (0.41%) / Standard Deviation( *12 to the 1/2 power.
