Passing Atlanta’s newest developments you’ll notice a pattern. It isn’t just glass towers; it is glass towers perched on top of massive concrete pedestals.Welcome to the era of the “Parking Podium.”Why hide your parking underground (where it’s dark and expensive) when you can wrap it in a decorative grate and make it the first 8 stories of your building’s façade? It’s a bold statement that says: “In this town, the car sleeps first.”But seriously, why do so many modern high-rises look like a parking garage wearing an apartment complex as a hat? It comes down to a brutal economic calculation:1. The Cost of Dirt: Digging underground creates a much better pedestrian experience, but it is exponentially more expensive. Excavating a subterranean garage often costs 2x-3x more per space than building a vertical deck above ground. To keep rents somewhat “market rate,” developers build up, not down.2. The Zoning Legacy: Despite our push for walkability, many city codes still enforce high parking minimums. When a developer is legally required to build massive car storage, the most efficient solution is a thick, windowless concrete base that spans the entire lot.The trade-off is the streetscape. Instead of active storefronts or lobbies, the first 50 to 80 feet of these buildings are often just screened-off concrete designed to vent exhaust. Atlanta had once envisioned realizing a Frank Gehry–designed landmark as part of its broader development agenda. However, with the architect’s passing, that ambition remained unrealized.

They tore down a building that had at least some historical significance, only to put up a new one that clashes with its surroundings. That’s what Georgia State University is doing!

I have long grown tired of all the hypocritical faces in Atlanta. Many people are only interested in hype and putting on a show, and all their promises and words end up being nothing but worthless checks that will never be cashed.

The design of the skyscraper in the middle is far more impressive than the mindless and idiotic design of 1072 West Peachtree in Atlanta.
