One big win was SB 840, which allows residential-in-commercial projects (like mixed-use or multifamily housing in commercial areas)

It was a widely supported policy, and had the least resistance.

This bill affects all of Texas, but nowhere more so than Austin, where:
1. Simple rezonings regularly spend $10k *investigating* whether they're vulnerable to petitions before even starting.
2. The city itself bundles zoning code tweaks, pays $500k in notification costs, and still loses in court.

"The law is a win for affordable housing advocates and reflects the Dallas City Council’s recently approved changes to the city's residential development code that could help incentivize developers to build small-scale housing density by removing costly barriers such as extra staircases."
@dallasobserver.com: Another piece of legislation that responded to moves made on the city level is Johnson’s SB 2835, which will allow municipalities to amend their residential building codes to accommodate multi-family developments that are built with a single staircase.

If the Denver city council wants to see what a reasonable set of safety requirements for Single Stair buildings looks like, they should review SB 2835, recently passed by the #txlege & based 1+yr input from local & national stakeholders in Austin lead by @aura-atx.org, AIA Austin and TX 2036.
Unfortunately the conditions Denver’s building and fire departments are seeking to impose are the most unreasonable I’ve seen, and if they go through as they’re proposing, nothing will be built. See here: denver.legistar.com/View.ashx?M=...

Texas had a heckuva 2025:
- Allowed apartments in commercial zones
- Legalized modest starter homes in new subdivisions
- Adopted single-stair up to 6 floors in the state bldg code
- Ended arbitrary roommate caps in college towns

Thrilled to work with @nathanfortexas.bsky.social @jamestalarico.bsky.social @aura-atx.org & Texas 2036 to pass this critical housing affordability measure through the #txlege. Single Stair Reform will provide more bright, spacious homes for Texas families!
More housing for Texans is on the way.

Working together with Rep. @jamestalarico.bsky.social, we passed my SB 2835, clearing away old codes and outdated modes.

These buildings make better use of available land and interior space, and are safer than traditional mega-complex multi-family housing.

As of this morning, Texas has officially legalized apartments in commercial zones across the state! Big ups to @texansforhousing.bsky.social & the bipartisan pro-housing coalition in the Lone Star State!
The results are in! Texas legislature passes bipartisan bill to lead statewide housing reform. SB 840 allows homes to be built on underused commercial land, especially areas near jobs and transit, in larger cities. Texas has taken the next step towards housing affordability and opportunity!

🚨 SB 673 needs your voice!

This crucial ADU bill is stuck in the Calendars Committee and must be placed on the House Calendar by May 27 to move forward. Call calendar committee members and tell them to support SB 673. Texans need more housing options; let's make them easier to build.
