A potentially big redevelopment for a future Sidney Street, Soulard, Sunday post is the Gene Slay Boys & Girls Club. It is planning to move to Dutchtown (to a portion of the St. Mary's Southside Catholic High property it's buying) and then sell its current site.

The 80 townhome project adjacent to I-44 on The Hill has received approval from the Planning Commission. The old school buildings are cleared and construction could begin before too long.

The collapsed home that was under construction has been cleared. At least one of the neighboring homes also was damaged by the fire (see blue tarp at the rear of a home that as sold shortly before.)

- A bar I believe is coming to the commercial space of a recently completed rehab. Apartments up top
- Antiques store closing; neighbor is going from 1 to 4 units

What happens to vacant churches is such an interesting topic and I’ve recently posted some adaptive reuses of churches in STL’s Benton Park n’hood.. Here’s another one that’s now housing. The former Olive Branch Presbyterian on Sidney is now a four-family. I hope to move on to the FPSE n’hood soon.

I believe St. Agnes Catholic, like Ebenezer, also opened in 1891 in Benton Park. It closed in the 1990s. Ownership has flipped around a bit since; the current owner picked it up a couple years ago; not sure of any specific plans. The old school a few blocks away was turned into condos in the 00s.

Disappointing homicide numbers with an uptick since the Spring... now just 3 homicides below last year at this time (122 v 125); we had around 40% fewer homicides at the end of April compared to April 2024. Hopefully we can return to a downward trend and end 2025 with another double digit decline.

I hope so, too, and that plans haven't changed since May. I also noticed btw a new structure south of the hospital that I'm thinking probably is for temporary use for the VA as the renovation commences.

And finally on the BPS agenda, a consolidation request appears to facilitate construction of a new home on The Hill on two separate parcels containing homes. A $900,000 building permit has been applied for. And a boundary request in Dogtown may relate to issues for a neighbor of 2 new homes.

Also on the revealing BPS agenda are split lot requests to facilitate 2 fee simple townhomes in a former 4-fam in Gravois Park (boarded up since at least 2007) and apparent infill intentions in Shaw. Another split lot request is for a parcel at the I-44/1-55 split currently owned by MODOT.🤔

While on the topic of the Cochran Veteran's Hospital in Grand Center, it appears that the major renovation project, including a new tower, is still a go. This update from May suggests that significant work will start in 2026.

First up, the lot consolidations on Finney are to assemble the land for a proposed Veteran's Clinic just north of the VA Hospital and across from Clyde Miller High and Rock Church.
I believe it will be affiliated with the VA but will be privately owned. BizJournal has covered this project. See ALT.

Also in Benton Park, a circa 1895 church building has been converted to a single family residence. I believe it originally was Church of the Good Shepherd Episcopal.

New Hope Baptist Church in Benton Park recently sold and has just been re-zoned to commercial. The 1950s building is among the newest in the old neighborhood. A block up the street, Epiphany UCC recently moved and the 1891 church is for sale. (Originally Ebenezer Deutsche Evangelische Kirche.)

Of course, some projects continue to get tax abatements; on Tuesday, HUDZ is hearing bills that would provide tax abatement for a scattered-site affordable housing project in South City and a single-fam rehab on this block in Academy that got slammed by the May tornado. Both seem to merit approval.
