I just Did The Math and worked out that the Commonwealth Bank has pulled in roughly $233b in profit (NPAT, statutory) since its full privatisation in 1997. The last 10 years alone represents more than $100b in profit.

Even if you treat housing as a "market", this shows that there's still a problem with competition, imo because every new apartment development is either "build to rent" (to shut out FHOs) or marketed as "luxury".
