What evidence is there of him having a holding or an interest in a holding? Because the connection appears tenuous at best, like me saying I once worked for someone who had an interest because they hoped Moderna would save a family member 15 years ago so I must have an interest.

Oh...I thought the answer might have been London is the only *statutory* Green Belt :) The others are local planning designations, albeit with much planning significance, and the outcome of NIMBY campaigning over the past three quarters of a century.

As I see it, the only ground with legs on which to refuse is traffic and parking. Possibly. But cf the Swan School again.

Also closer the Swan School is mostly on Green Belt including recent development. The "open character" here is of sports pitches already established. There's actually not much in the way of new building, just new hard courts (replacing old and derelict grass courts).

I fear the council would be hammered on appeal with. this if it goes to appeal (statement from Exeter suggested they might just give up if refused). Cutteslowe Park including all the hard courts and buildings as well as NOx Tennis & Hockey are in Green Belt as well.

I've never seen them pack up their land into suitcases and dump it in Panama!

And taxing land values has the fewest distortions on economic activity - except the positive distortion if you will of making land use much more efficient and bringing housing costs down.

ISTM that they have reduced their price since I last tried, but I found that even for something as "sedate" as Cities Skylines (though I recognise it has serious graphics demands) I was going to have to pay for their Ultimate offer. Ended up trying "Shadow" for a while as well. May try again.

Miller also lives in Islip. A mile downstream of the tip. And whilst he's along the Ray so not in the direct path of anything that comes downstream, many of the low lying fields not far from his place will be at risk as they can flood regularly long before the water level becomes a risk to buildings

I guess probably people younger than me and reading on a phone don't have the issue so much, especially if they have the relevant apps installed. But I stubbornly use a big screen and web browser so click-ability makes a difference. Or at least copy/paste-ability.
