Right, but those permits filed in 2022 would have been filed in other years without the cliff edge. By pulling them forward it depresses future permit filings.

Seems promising in a much worse interest rate environment and we’re probably still seeing a little bit of impact from pulled forward permits from the 421-a spike? Probably almost done at this point though.

17000 units is still low relative to prepandemic right?

There’s some weirdness here though. Apparently Pelham voted in favor consolidation. I’m also not familiar with the town of westchester as opposed to county

According to the contemporaneous reporting the towns of Eastchester Westchester and Mount Vernon voted against it

Unconsolidated New York is one of those absolutely disastrous alt histories that very nearly happened

The technology exists now (imo) it’s just a question of cost and regulatory approval

In my career I have encountered much resistance in trying to raise speeds, and little in trying to lower them

@bensh3.bsky.social probably has more thoughts on this but my assumption has always been the BIRT and the commuter tax were the real problems
November 22, 2025 at 12:23 AM
I’d argue the difference is not just the amount but also the kind of taxes that are levied here are pretty big deal

And of course Philadelphia’s small geographic size is an aggravating factor

That’s not really how renting works in the US.

A fixed rate mortgage is essentially purchasing rent control

In practice the contractor is happy to walk away if they feel they won’t make a profit and if they do the public, still in want of a train station, will be picking up the tab. Purple Line in Maryland is an excellent example of this.

Nixon very purposefully slow rolled civil rights enforcement in the south and only created the EPA because of public pressure. Also, the EPA was just a centralization of already existing programs, no new money was appropriated.

Taking a wild guess the charter has some clause similar to “The city of New York shall maintain an official paper borough map in each office of the borough president“
