the 50-year #mortgage is a distraction: today’s first-time homebuyers would still be paying until they are 90 (!), and lose out on the wealth-building potential of homeownership. A nonsense solution by an unserious regulator #FHFA
As first-time homebuyers get older, the 50-year #mortgage appears less manageable. The median age of first-time #homebuyers is an all-time high of 40.

“So you’ll be 90,” @sjccorn.bsky.social said, “the cost of that is that people won’t be able to build wealth through #homeownership.”

Housing markets =*local*! Ofc institutional single-family rental (SFR) investors aren't big % nationally, but own large % of (SFRs) in some metros:

e.g., Atlanta: 25% Jacksonville: 22% Charlotte: 18%

& b/c they target certain *parts* of metros, means even larger %s in many parts of these metros.
