The Fed just cut interest rates by 0.25%, bringing the range to 4.25%-4.5%—the lowest in nearly two years. For a $555,000 Miami-Dade home, this drop (from 5% to 4.75%) means saving about $78/month or $28,224 over 30 years. It’s the little changes like this that add up in the long run!

Miami-Dade Q3 2024: Single-family home sales rose 1.1% YoY to 2,781, median sale price up 5.7% to $650K. Inventory grew 35.7% to 4,503 listings, with a 5.1-month supply (+34.2%). Avg. time to contract: 32 days (+39.1%). Kendall, my specialty, remains a top-selling market—thrilled by its success!

Here’s the latest YTD sales and inventory update for October 2024 in Kendall (zip 33176, Miami-Dade), comparing Single Family/Townhome averages: closed sales, avg sales price, & inventory have all increased. Condo/Townhome inventory is notably high due to rising condo numbers and slower sales rates.
