I was with a realtor in the late 1990s looking at houses, and I saw all these expensive homes with big trucks and kid toys in the yard. I said: This is nuts. The realtor nodded and said:" Yes, but you realize that it's not my job to tell people *not* to buy houses, right?
I used to drive around many areas with HUGE homes, large RV parking and expensive cars parked out front and wonder "how can there be SO MANY PEOPLE who can afford all of this?", until I finally answered my own question: They can't.

I saw the same thing when I was looking at houses in 1997. I asked the Realtor who could afford all this? Realtor: "No one really. They're all living on credit. If you go inside, they don't have any furniture. Come back in a year & everything is repossessed."

Yeah I just did 100k for a baseline, 5.98%. Interest is 50% more for only a 13% lower payment per month. I tested some other amounts and it extrapolated pretty close. Of course taxes and insurance go up too. My realtor just told me to stop ordering pizza to afford a bigger payment...:-/
