I refer to them as “one of my boys”, if applicable, but I’ve been struggling to find an equivalent term for women/non-binary friends that doesn’t sound like I’m claiming them as a monogamous partner.

My apologies, you were cooking on a more advanced level than I was prepared for

It is funny to go to Vail and see the rich have given themselves fast and frequent buses

Are homes good for tenants? Is that your question?

The assumption here is that there is compelling research or data for the existing land use or that there is no need to justify the status quo.

"Baltimore City real estate is not a closed market"
Yes, that's precisely why zoning cannot be controlled at the local level.

Local control over zoning is a government failure, because restrictive zoning imposes a negative externality on non-residents who are priced out. Higher-level governments need to set zoning policy to internalize the externality.

I think you could quantify this.
Like, say you:
- apply a “15-minute city” type rubric to residential properties
- you group nearby homes together into clusters, constrained by proximity
- count up how many clusters there are
- count how many are walkable *to each other*
- score by longest chain

Well, if you’re the type of person that cares about streaming audio quality, you’d probably also enjoy high-quality instrumental versions of your favorite songs!
Can also search YouTube for these, but half the time they were ripped from guitar hero backing tracks in 2009, so YMMV

I think it’s great, although I don’t use it for streaming. I get the highest quality downloads to throw into BandLab’s splitter to isolate the guitar/bass/drums/vocals

Yes, but they passed the re-written version in a special session immediately after the regularly scheduled one. Why they needed a separate session at 5:30 PM after the 5 PM one is beyond me
