Flixbus does run one bus at 9:30AM daily, with a 5PM return.

1st graph is per sq ft, 2nd is per *unit* but doesn't hold unit size constant -- the SFH is much larger. The difference is almost entirely construction practices

The pressure to max out zoning mostly comes from land sellers who price for the highest-value use; feasibility is someone else's problem.
Developers are happy to underbuild zoning, hence the many 5-story office buildings demo'd for 3-story townhouses

Yep! "4-floor multifamily buildings can already have a single stair — in a 2-over-2. Furthermore, those units can be built at typical prices for our region’s housing market. Dividing that into 3 units, though, currently kicks in a costly requirement for a second stair."

This tradeoff may be worth maximizing the number of residents at a certain location -- to support retail or transit service.
But the *most effective* upzoning (=most units at lowest price) is allowing more (town)houses at resi-code construction costs
