this combined with most builders/developers ability to access capital between $5-$10million created fertile ground for the low rise medium density products to become largely the default option.

absolutely this.

we only super sized suburban controls and are bemused when things didn't quite meet our expextations. hopefully the AUP review addresses this.

this is a reporting requirement under the NPS-UD and is part of the housing and business case assessment.

nz translations (sort of)

terraces = row houses

duplex = semi attached (single party wall)

Unit = a mixture of 1970s single storey attached flats sometimes stacked.

walk up apartments = 3 storey block of flats, no lift.

townhouse = mostly a real estate term to mean anything on a small lot.

we have NZS3604 ('the' building standard which prescribes building in accordance with the building code) this is a light weight construction standard up to 3 stories. the entire building industry is geared around this standard.

it's a significant reason why most builders have been able to adapt.

carparks spaces should be separately rated. that would incentivise it's reduction, and where needed would be utilised better.
