You would be AMAZED by how heavily our old Amenity Room was used. It was very dated and only had minimal furniture, but it was HUGE and great for kids' birthday parties.

In my MiL’s neighborhood (many older folks, very steep hills, and cyclists routinely on the sidewalk) the problem was completely solved by installing a bike lane on the street.

In my experience, in flatter neighborhoods there is almost no risk of bicycles hitting pedestrians. The element of risk comes with a confluence of cyclists on the sidewalks instead of bike lanes, steep hills, and seniors who can’t easily or quickly get out of the way.
