It's interesting how cheap the ACC levy is compared to our TAC levy which naively seems like the coverage is similar enough. It depends on a bunch of stuff but it's 500+ a year here.

My just thought of approach to solve this would be that all the real estate sites have to publish the agents inflation figures from previous ranges vs final sale price prominently and what that would mean for the provided range.

It's going to be interesting. My guess is a properties with a few interested parties sell by private sale a week before auction. Properties with lots of interest will maintain the underquote with a low reserve and let the auction go nuts anyway. I hope it helps, but agents are too good at gaming.

They made up for it by closing all the surrounding bike lanes, then putting the bike parking right at the back corner furthest from a possible bike entry point.

It's so hard to tell if these people were always terrible and just hid it, or if they change because they're surrounded by terrible people. He certainly didn't seem so ungrounded when we was VMware CEO.

Way too hot. Just fixed my bike in the sun on my deck. Should have found shade. Also didn't expect a 2 minute job of tightening the fender bolt to turn into having to tension the belt.
