Right but if Alto wants to get out of Toronto on the Lakeshore East corridor, it has a vested interest in Metrolinx building a straighter path east of Oshawa. And they have the money to convince Metrolinx to do more expropriation to make it happen.

My concern with waiting on Toronto is that they probably should have already been piggybacking on GO Expansion/Ontario Line work to find a way into Union. If GO starts building out to Bownanville, wouldn't it be better for Alto to be at the table?

Not really aimed at you specifically to be clear. I will say the slow zones are getting better. And the fact that NIMBYism blocked the subway station between Eglinton and Lawrence will never stop infuriating me.

There is no substitute in Toronto, or any city, for heavy rail transit when it comes to moving people around a city. Bike lanes are lovely. But they are still just dedicated space for private vehicles with low capacity.

The distortion is fairly large at this point. Condos are paying extra, houses are paying less.

To that point though, there are a couple CreateTO sites that are included on this list that, to my knowledge, haven't been in any of the city's housing schemes before. Not that they didn't have housing as part of CreateTO's plan, they just weren't part of Housing Now etc.

The only real non-TDSB jurisdictional change here is bringing some CreateTO under the "Toronto Builds" umbrella. Which is really just a formality. The other agencies never had control once land was declared surplus.
