The new estate even includes land zoned for medium density and shops.

The developer, Mirvac, is promoting access to the station as the top feature of the estate - conveniently omitting the train runs hourly and only to Campbelltown.

Would the new residents use the train? Could you call this a TOD?

The only exit is to the west, through the car park and onto a newly developed residential street. There's a brand new estate under construction immediately east, but there's no exit on this side.

Even the mediocre service of the Southern Highlands Line is a selling point for developers! (2/3)

Thanks. I find it confusing how they carve up the SF Bay Area. To me it looks like one large urban area

The slick marketing video talks up the train that the development is ignoring. With just hourly service and only to Cambelltown, it's currently not very attractive.

For all the wins NSW is having with TODs, it's crazy we're still making mistakes like this.

The west exit goes only to the racecourse. There used to be extra platforms for events trains, but no more.

The east exit leads to a street with no footpaths. Apparently there's a bus stop but I couldn't find it.

But there's heaps of new sprawl emerging about 1km east. Transit adverse development?

Yeah for sure, it just sucks that buses get caught in and it makes the city noisier and more aggressive.

Traffic calming also is great! City of Sydney deserve credit for it, but it's a slow steady process.

I don't think so, it's lopsided at best.

The M4 toll ends at Rozelle but the new M4 brings more traffic into the city than before.

The M5 is miles away.

The ED toll encourages rat runs through Redfern and Surry Hills.

The CCT toll encourages rat runs through the very centre of the city.

We've got the worst of both worlds. The motorways bring heaps of cars into the CBD and the toll structure encourages the use of rat runs.

I reckon a big share of traffic on Park St, Market St and King st is just Anzac Bridge traffic avoiding the CCT toll.

There's a restaurant up the hill and some mid-rise apartment blocks and terrace houses. Being located on a point, the catchment isn't huge. The area is already served by good buses and light rail, so I don't see it getting busy without more development.

But the waterfront park is very nice!
