As an example - this is what the tree canopy looks like in a 20-30 year old suburb.

Developers in the 1920s planted those trees in West U (they're not native) and the developers of today are doing the same, but canopies take time.

Bridgeland is the prototypical new suburb in Houston and has a population density higher than West U (data set is sus tho).

There are of course denser areas of Houston (Gulfton) but West U as the SFH only upper class enclave is just the far flung burbs platted 100 years ago instead of 10

What's driving the density difference is drainage and detention requirements.

the lots in both are essentially 50 x 100 (exceptions up and down for both).

West U doesn't have detention requirements - so all the area in the ponds below are homes.
