That would be a much more reasonable system (although much harder to calculate). Unfortunately, the province only allows for one tax rate for the whole municipality, and taxes have to be calculated based on the assessed value. The province sets the rules.

I've found two reports done on Ottawa and Toronto showing suburban home prices increasing significantly faster than homes in urban areas.

MPAC is supposed to reassess property values every four years, but it has now been nearly a decade. The Ford Government has postponed assessments indefinitely to look into the 'fairness' of the system. Ironic given the resulting unfairness.

To be very clear, in case there's any misunderstanding, these properties are all in the same city and pay the exact same tax rate. It's the assessed value that's broken.

First example again, even though they currently have the same listing price, the assessed value is:

I have a bike bell like that and it makes pedestrians jump. I also have a brrrrrring-brrring bike bell that does not make one single clear tone, and it's much more effective at alerting people to my presence without startling them.

Lansdowne 2.0 not passing is not the same as the 1.0 agreement falling apart.

Cyril and Sue were both saying that it wasn't included in the AMP because of the Lansdowne 2.0 deal - I think the reason was the 1.0 deal.

They also said if we don't move forward with 2.0 then it's back on the books - but that's actually only if OSEG folds. We could come up with a different deal.

So if we don't proceed with 2.0, Landowne still doesn't go into the AMP. Unless what Cyril is implying is that OSEG will fold and Landowne will go back into full city ownership/maintenance. I don't think he's being honest about the reason Landowne wasn't included in the AMP though. It's not 2.0

Landowne is a city owned asset, it should've been included in the AMP. The reason it wouldn't've been included is the CURRENT P3 agreement, not 2.0. And if we don't proceed with 2.0, the current P3 still covers Lansdowne maintenance for longer than the next 10 years, which is the scope of the AMP.

The discussion from audit committee around the asset management plans is not stacking up for me. Cyril keeps saying that Lansdowne wasn't included in the AMP (it wasn't), but that if we didn't proceed with 2.0 then Landowne will need to be added on to the infrastructure deficit.

The entire property is tax exempt, including the parking lot. They make need to charge HST? But as for city taxes they're except.

(I think the $284 is a stormwater charge)
