Thank you to Seattle City Light and committee chair @councilmember-amr.bsky.social for prioritizing street light repair in High Point, West Seattle. We'll need many policies working together to end gun violence, but this investment is a good first step.

And indeed we've seen a big drop off in low-rise development in MHA zones. A lot of that has shifted to ADU construction without the MHA requirement. 18/x

Mostly this is due to the macro environment. Construction price inflation took off in 2020 (labor and materials), then interest rates skyrocketed in 2022 making financing much more expensive. 14/x

MHA *was* a big source of funding for Affordable housing in Seattle for a few boom years, but happily we now have Jumpstart ("PET") and the Housing Levy that surpass it. And not pictured, ~$50M/year from the Prop 1 A excess compensation tax for social housing. 12/x

What is MHA? It was part of the HALA "grand bargain" from around 2017 that up-zoned bits of the city by about 1 extra floor that was paired with a requirement that 5-11% of units be Affordable at 60% AMI. 4/x

All that said, it is easy to see how this made pick-up and drop-off much harder at the preschool. It does seem like placing the stop a block South near Willow St might have reduced the inconvenience to homes and businesses. 4/n
