Assuming a 30 yr rate @ 6% and a 50 yr rate @ 6.5%, $400,000 loan amount, you'd save almost $150/mo. BUT, it would almost double the interest charges. It's predatory. The short-term savings is small in comparison to the overall long-term cost. Shitty for homeowners, great for banks.
