Parents: Teach your entrepreneurial children to be good business people, please. For the success of our future society. Teach them that honesty and integrity matter. Teach them to recognize that in other people and cut out the liars and exploiters. Even if that means making less money.

Assuming a 30 yr rate @ 6% and a 50 yr rate @ 6.5%, $400,000 loan amount, you'd save almost $150/mo. BUT, it would almost double the interest charges. It's predatory. The short-term savings is small in comparison to the overall long-term cost. Shitty for homeowners, great for banks.
