Over a quarter of UCL's undergraduates are Chinese & the postgrad courses are way more so. Guessing they mostly pass it on.

Rent is far less influenced by credit tightness and the factor you need to have experienced some property market cycles to appreciate - the speculative enthusiasm/revulsion of ordinary owner-occupier leveraged buyers.

I think there is sort of stuff (there's a ton of it around) is suggestive of an element of proprietor-risk associated with these systems. It might be so unsubtle & in this case absurd as to be semi-comedic, but it's there. Perhaps more subtle might be more of a problem.
