Here's how that probably went. The US will let you keep everything you took in Ukraine and lift all the sanctions. In return, you'll allow the US to take over Gaza, Greenland and the Panama canal.

He should publicly float a proposal to Europe for some of the mineral rights for using troops and/or air power to push Russia out of they're territory. No reason they can't pull in help like Russia did with NK.

Zelensky should sign the document to turn over half the minerals on the condition we get Russia out of everything including Crimea. Then afterwards claim the agreement was invalid. It's kinda like stiffing your contractors or not defending a country after they give up their nukes.

So we'll give them security guarantees? Just like the ones we gave them when they gave up their nukes? Not to mention he wants them to pay $500 billion in rare minerals for this deal. All from a guy who notoriously stiffs his contractors. Sounds like a real winner for Ukraine.
