There are some, for sure! It may take time, but I do think that there are are more of us (especially in the under 40 crowd) who recognize the value in acknowledging and preserving while also wanting to see historic structures repurposed for modern needs, up density and address housing shortages.

Fore sure - can't quantify that either way. I just think the notion that historic review is always bad is as shortsighted as the idea that development is always bad, and there are plenty of projects that show both things can happen.

Imo, things like councilmatic prerogative and downzoning are far bigger issues. The commission approves 100s of permits without review every month. we should be tying designation to zoning bonuses for things like ADUs, affordable units, more density, etc. preservation / density shouldn’t be at odds.

They didn’t - someone else nominated it. The commission’s job is just to evaluate the merits of nominations that get submitted according to their standards. I think they get far too much credit for preventing development in Philly.

The Met (and I believe Devine Lorraine) used these. A bunch of warehouse to apartment conversions have as well, and PA just upped the amount available to $20M.

Also, national register properties are held to different standards and are not prevented from being demolished. The local commission just said “hey, yeah we agree with these national register nominations”

This is not for the local register. This is for the national register, which means they qualify for historic tax credits. Ir actually means they’re far more likely to be redeveloped. The national register and local register function completely differently
