Doesn’t take much to create an utterly charming, interesting, but still timeless house. Built in 1816, this Federal brick house in Bath, NH is just as desirable today as it was over 200 years ago. I don’t think we’ll be saying the same of the McMansions across America (if they even last that long)

"You're just an aggressive NYer who doesn't understand that people love their cars and hate walking."

Oh, really? Then why do the densely packed, tiny houses in Geneva, NY walkable to the downtown and lakefront sell for ~$306/sqft while larger houses a short drive away sell for ~$139/ft.

Researching for an upcoming newsletter and came across a drawing of Whitehall, Peter Stuyvesant's Dutch colonial house that stood where the Whitehall ferry terminal is now in FiDi. 400 years ago, when NYC was a walled fort, the wealthy prioritized living near the waterfront.

What caught my attention at the Sotheby’s preview for the new Americana sale.

Staying at the Mount Washington Hotel, a 123-year-old resort that’s currently only accessible by car (6 hrs to nyc, 3.5 to Boston) yet when it opened in 1902, as many as 50 trains a day ran to the Bretton Woods Stations from NY, Boston, and Philly. One station is now a restaurant for the hotel. 🥲

I’m that person who will go into a beautiful period room and be more interested in the scale and quality of glass in this window whose size really does not come across. Absolutely stunning. We all need wavy glass in our lives.

The picturesque pride and joy of the community; completely illegal to build today. Please make it make sense.

Wondering whether or not I should go to a holiday cocktail party when I know that I'll end up like this.

Indochine always makes me think of the line in Grace Coddington’s memoir about her bday party here:

“Anna danced wildly.”

I have a thing for vintage bathrooms in grand prewar apartments, what can I say?

Yeah yeah everyone may love Turkey Hill but what about the house on Long Lots Road that Martha Stewart renovated in the late 1980s as a pet project which she then turned into a book and TV special (and I think then sold it with/through Walmart? I could be very wrong about that tho).

Typical Sunday activity of sticking your phone in a crack of our 200 year old home’s bricked up basement fireplace to see what’s in there only to find the original cooking crane is still in place!!!

I literally make one post about this cat that has taken up residence on our porch and now my timeline is nothing but Caturday posts.

Keeping cozy today in this 18th century house. 8 rooms, 8 fireplaces, just as it’s meant to be.

May I present the most extra of prewar #apartment layouts: The Edwardian Five, only one bedroom but separate living room, dining room, and staff room (for a bachelor's valet, duh). This one, at The Dorilton (Parisian inspired #UWS apt building), also has three (!) fireplaces.

Before cars, cities were built around humans - in a way that people still respond and relate to, even if they don’t immediately recognize it. Buildings were closer, scales were smaller, and streets were for many types of transport.

If the Newport connection sounds a bit random, here’s a firehouse in Newport for reference next to the Pittsford town hall.

Morning in Pittsford, NY just outside of Rochester. While I can’t ever resist a good early 19th century brick house, I was particularly fond of the Town Hall, which seems more shingle style and almost like something you’d see in Newport. No?

The historic center of Geneva, NY is

- picturesque
- walkable
- affordable (relatively)

And illegal to build today. 🫥
