Second Story newsletter coming soon!
2025 is the year I stop talking about doing things and start ACTUALLY doing them!

Excited to share the first issue of my newsletter, Second Story. I spoke with the wildly knowledgeable @keithyorkcity.bsky.social about how 5th Ave came to be.

Today I interviewed someone really cool for an upcoming newsletter, and I feel like I’ve gotten my groove back for the first time in 6 years

Here! we! go! After more than a *year* talking about it, I'm finally launching my newsletter, Second Story, for old house fanatics, history buffs, and anyone who wants to fill their lives with beautiful things (even in the face of a limited budget).

Doesn’t take much to create an utterly charming, interesting, but still timeless house. Built in 1816, this Federal brick house in Bath, NH is just as desirable today as it was over 200 years ago. I don’t think we’ll be saying the same of the McMansions across America (if they even last that long)

I was hosting a group of Dutch real estate agents and they asked me if, like back in Amsterdam, American banks offer more favorable mortgages on houses that are energy efficient and environmentally friendly 🥲

Something that never ceases to make me chuckle is how Murray Hill was at one point The Fanciest Neighborhood In Manhattan.

"You're just an aggressive NYer who doesn't understand that people love their cars and hate walking."

Oh, really? Then why do the densely packed, tiny houses in Geneva, NY walkable to the downtown and lakefront sell for ~$306/sqft while larger houses a short drive away sell for ~$139/ft.

Teased my Substack today and proud to say that subscribers aren't just people I'm related to!

Researching for an upcoming newsletter and came across a drawing of Whitehall, Peter Stuyvesant's Dutch colonial house that stood where the Whitehall ferry terminal is now in FiDi. 400 years ago, when NYC was a walled fort, the wealthy prioritized living near the waterfront.

I'm sorry, but gas fireplaces can't really ever be cozy.

Launching a (free) newsletter next week for old house/history/design enthusiasts - first issue is about how Gilded Age society helped define Manhattan’s neighborhoods.

Interviewed a v cool expert, and this is the most creatively excited I’ve felt in a ~while~ and I’m excited to share it with you!

Seems like early 20th century America was filled with vibrant, dense, and architecturally interesting cities.

Watching sex and the city under a weighted blanket with mint tea please don’t bother me until 2029

I very distinctly remember deactivating my Twitter account. I just got an email from X that my email address / PW were changed on that account, and I checked and what do you know: It's back online. And I don't have access to the account. I hate social media sometimes.

Protected bike lanes should be on every street in NYC, with protected two-way lanes on every avenue. If there's enough space for multiple lanes of traffic and parking, we can fit a safe bike lane.

Ok the detail of that chair was from the Aso Tavitian collection but I had to include it - he’s the blueprint for the art and architecture obsessed Armenian man I’m destined to be

What caught my attention at the Sotheby’s preview for the new Americana sale.

Just learned that from the late 19th to the mid-20th centuries, there was a pneumatic tube system that (very) quickly whisked as much as 30% of NYC’s daily mail around Manhattan. Why does it feel like city systems have just stalled out?

I need a 50 lb weighted blanket made entirely of bottles of wine to make it through the next 4 years

Staying at the Mount Washington Hotel, a 123-year-old resort that’s currently only accessible by car (6 hrs to nyc, 3.5 to Boston) yet when it opened in 1902, as many as 50 trains a day ran to the Bretton Woods Stations from NY, Boston, and Philly. One station is now a restaurant for the hotel. 🥲

Simultaneously curious what will happen on Sunday and furious that congress passed a TikTok ban before an assault weapons ban.
January 17, 2025 at 6:52 PM
Why must this TikTok ban become a photo finish? I feel like no matter how the chips fall, TikTok is going to lose some of its luster

I passed Ina Garten on Madison Avenue today and I was truly too stunned to speak.
