There are Tennessee Coneflower seeds and Milkweed seeds at the Hermitage Library coneflower bed. This is the time of year native seeds need to be planted!

And a progress set showing end of 1st summer, middle of 1st summer, and 1st spring. Most natives have few blooms their 1st year. So, it’s been a summer of trusting the process and hoping for more blooms next year!

Probably the last of the Tennessee Coneflowers blooms at the Hermitage Library. Really surprised there were any blooms the first year, so this many blooms is a promising start!

We were looking at a site recently that policy supports mixed-use, and it looks like a corner commercial parcel is feasible. But this is still in the gsd, so parking requirements really limit the amount of space and unit count.

They’re invasive and spread rapidly. Pose some threat to trees, but more of an agricultural threat to grape and apple production.

FYI for how much a required tree survey cost for an 80 acre subdivision project in Metro…

I’m all for saving trees, but you don’t need a $40k tree survey to do that… or tell you how many to replant…

I’m very suspicious that this rectangle showing up on LiDAR in the woods off Central Pike in Hermitage is some sort of historic earthwork. Whether that’s an old field surrounded by cleared rocks, a rock wall or cemetery, I don’t know. Thankful it’s not on any of my sites though.

Yeah, I blanked on the infill requirements since I don’t handle those in our office. The project I was thinking of had a 100% impervious prior to development. We had to make the garage underneath steep to avoid the grading permit volume requirements. On the plus, they got a nice view of gas prices.

ou could also do mixed-use with 5,000 sf of restaurant/retail up front and 15 units in the rear. Unfortunately for this part of the county, parking requirements are still in effect. So, density/square footage would be limited to the parking. CN would also limit the sqft of retail to 5,000.

For instance, this parcel in Hermitage is a storage yard that is zoned CN. CN permits multi-family with conditions, so adaptive residential applies. The site could easily yield 25-30 units even with the efficiency lost to the odd shaped parcel.
