Their work has prevented tens of thousands of evictions from happening. Along with the improvements made by Housing Forward, the work of the DEAC is likely a huge part in the decrease in homelessness in Dallas since 2020 as studies have found those who get evicted use emergency shelters 300% more.

As a refresher, the proposal would take an aging strip mall that is covered in parking and build a mixed-use development with 870 apartments and added green space at Preston and Beltline.

In 2024, the Biden White House released a study that estimated that Realpage software is used for more than 50% of Dallas area rentals.

Greystar, the nation's largest landlord, agreed to stop using Realpage, the algorithmic software being sued for price-setting.

Berkeley and Cambridge are two of the most liberal cities in the country, and they are reckoning with some of the highest housing costs.

Berkeley's reforms focus on missing middle housing throughout the city. Cambridge goes even further, allowing for buildings that could be 20-40 units citywide.

It's always interesting to see which US cities are implementing upzonings to allow for more housing. Two of the boldest reforms have come from Cambridge, MA (www.bloomberg.com/news/article...) and Berkeley, CA (berkeleyca.gov/construction...).

No one is going to mistake the proposed townhomes for affordable, but when you look at Zillow, you realize they are a steal compared to what's available nearby.

Keen observers will see the one home for sale for $395k. Guess what, it's half a duplex! Chalk up another win for the missing middle.
